(Boursier.com) — The pan-European real estate investment fund Europa Capital, in partnership with DeA Capital Real Estate France, announces the launch of the French Light Industrial Platform (the “Platform”) on behalf of its value- add, Europa Fund VI, with a strong commitment to CSR issues and the sustainable development of its buildings.
The Platform, which aims to achieve a GAV of more than 100 million euros in the coming months, has concluded the off-plan acquisition of five business park projects which will be developed by a reference promoter, Axtom.
The initial portfolio will include approximately 28,400 m(2) of new high-standard premises, located in Wattrelos (Lille), Colombier (Lyon), Epernon (Chartres), Brignoles (Marseille) and Saint-Herblain (Nantes).
Currently under development, the projects are expected to be delivered between 2022 and 2023 and have been financed through a green loan from HSBC Continental Europe. All assets will achieve BREEAM Very Good environmental certification through the use of high-performance construction materials and the implementation of renewable energy sources. The loan benefits from a Green Framework developed specifically for the operation on which Ethifinance, an extra-financial rating agency, has issued an independent opinion.
Europa Capital has a long track record of creating value for its investors in the business and urban logistics sector through its value-add and core investment strategies. In total, Europa Capital has acquired 93 buildings in the sector for a total amount of 674 million euros since 2018.
This latest investment brings the size of Europa Capital’s current business park and logistics portfolio to approximately 815,000 m(2) across a broad geographic spectrum including the UK, France, Germany, Netherlands, the Czech Republic, Hungary and Poland.
