Did you opt for the monthly payment of the property tax in 2023? And your city is one of nearly 15% of municipalities that have increased its tax rate? Then an eleventh monthly payment was added in mid-November… or even a twelfth payment on December 15 in certain cases.
Surprise, in the 2023 tax deadline, December 15: For all monthly taxes (property and housing taxes, CFE), you continue to be levied in the event of an increase in your tax in 2023: check the timetable for your review. This explains the withdrawal made by the DGFiP this Friday, December 15, a charge which may appear on the date of Saturday, December 16 or even Monday, December 18 on your online statement due to bank deadlines: this is not an error but a 12th annual chance of land tax… while the monthly payment is spread over 10 payments from January to October in normal times.
The DGFiP had warned you, on your tax notice
Let’s be fair play vis-à-vis the General Directorate of Public Finances (DGFiP): the tax authorities have not taken you by surprise. At least, if you have carefully read your payment schedule on your 2023 property tax notice, as in the photo below.
Why a 12th withdrawal, instead of 10?
Simplified example, with a 2022 property tax which was 1000 euros. On this basis, you were charged 100 euros each month from January to October 2023. Logical. But this local tax increased by more than 7.1% at the national level, the tax bases having increased by 7.1%. A generalized increase to which are added the increases decided at the local level by cities, intercommunalities, departmentsetc.
Let’s say that your municipality or your intermunicipality has increased (schematically) its rates by around 8%. The overall increase is 15%. The annual bill this time rises to 1150 euros in 2023, while your monthly direct debits were calibrated for an annual bill of 1000 euros. In this case the tax authorities took 100 euros more from you on November 15, before a final payment of 50 euros this Friday, December 15.
