For an energy audit, we are more picky than for an ECD

Compulsory for certain properties since April 2023, the energy audit must allow a buyer to have a vision of the work to be carried out to improve the property energetically. MoneyVox asked Fanny Delsol, thermal engineer for the specialist company Ithaque, to explain the process to us.

Since April 1, if you own a property, you may have needed to carry out an energy audit. The owners of the most energy-intensive properties, that is to say those classified F or G in the energy performance diagnosis (DPE), must present buyers with a new energy audit during the first visit to the property. This audit, valid for 5 years, will then become mandatory on January 1, 2025 for class E goodsand on January 1, 2034 for class D housing.

But how does this examination of housing take place, carried out by a recognized professional Guarantor of the Environment (RGE) or holder of another quality sign (Certibat, Qualit’ENR, Pros de la Performance Energtique label, etc.), architects and architectural firms that have completed the dedicated training? What more does ECD provide? MoneyVox asked Fanny Delsol, thermal engineer for the specialist company Ithaque, to explain the process to us.

How is an energy audit carried out?

Fanny Delsol: When we meet the client, we have already had a telephone interview beforehand, and the latter has already given us a certain number of documents on his home. We ask plans and DPEs already made. This helps to gain efficiency. But if we don’t have any documents, we can start from a blank sheet.

An energy audit visit to the client’s home is then scheduled. There, we change on his renovation project and recover the information needed to perform the thermal simulations. This exchange time is essential. This makes it possible to identify his objective, to understand why he wants to carry out energy renovation and what the client’s needs are.

The purpose of the audit is to propose relevant renovation works and to quantify them. How to propose the fairest analysis?

FD: For the housing envelope, we will look at the type of glazing, the presence of air inlets, interior or exterior shutters, the doors. Then we will look at the walls, their thickness, whether there is insulation or not, if there is humidity, cracks, all the problems that we could see. This is done for all walls facing the outside or unheated rooms. We will do the same for the floor and for the ceiling.
