Grund der Bundesforste – Court of Auditors picks apart Salzburg area deals

The federal forests have partly awarded plots of land without tendering and thus below the achievable market price. This shows a criticism of the Court of Auditors with a focus on property sales in Salzburg. The area of ​​the “Six Senses” chalet village, which is being built at Pass Thurn, is also affected.

Construction work for the controversial “Six Senses” luxury complex is underway at Pass Thurn in Mittersill. In addition to a hotel, four apartment buildings with 45 apartments and 15 chalets for use as second homes are also being built there. The property – right next to the protected Wasenmoos – was bought by the operating company from the Federal Forestry in 2015. At a ridiculous price, as the Court of Auditors shows: the 43,502 square meters of space were sold for 2.45 million euros, i.e. 56.36 euros per square meter. According to the Court of Auditors, contrary to internal regulations, the deal was based on “neither a public offer of the sale nor an expert opinion”. The municipality wanted regional development. The “Krone” reported on this explosive deal as early as 2019. At that time, the Bundesforste stated that the sale had already been bindingly agreed in 2003, and that it was also the express wish of the municipality in the sense of regional development for 99 years at a 3366 square meter property in Zell am See “no concept for the future use of the property” had been created used as the basis for calculating the user fee, but only the value of the rock faces. The user fee was therefore only 4000 euros per year. In 2016, around 210,000 people visited the gorge and paid between five and eleven euros for admission.
