University towns are prime targets for real estate investors, particularly in Non-Professional Furnished Rentals. Indeed, with more than 2.5 million students in France (a number that continues to increase) the need for accommodation is significant. Here is our overview of student towns where to invest in 2022…

Angers: the investment not to be missed!

If the city of Angers is at the top of our ranking of cities to invest in 2022, it is no coincidence!

Renowned for its relaxed lifestyle, Angers is a city on a human scale and dynamic, which benefits from an ideal location between Paris and Nantes, well served by the TGV and by an efficient public transport network. Economically and culturally, Angers also shows a great success.

It is also a renowned student city (first place in the last Figaro national ranking devoted to the ideal large French cities to pursue one’s studies), which brings together nearly 45,000 students i.e. 25% of the local population. In terms of investment, Angers has to cope with this strong demand and many opportunities are emerging: Réside Études offers, for example, the Les Estudines Angers Saint Laud residence, located near the train station and the city center, with furnished studios and many services (gym, Wifi, coworking spaces, etc.)

Marseille and its metropolis: good rental yields

Aix-Marseille-Provence has more than 860,000 inhabitants in 2020 and is positioned as the 2nd city in France. However, the purchase prices of real estate are much lower than in large French cities, a chance for investors. Many well-known institutions are located in this city, particularly in the fields of health and life sciences, humanities and social sciences or law. The metropolis thus has more than 90,000 students who are looking for quality education, but also the quality of life on the shores of the Mediterranean.

In terms of rental investment, Marseille has a very strong potential, provided you choose the neighborhood well. We will rather favor the center and the surrounding districts which offer returns attractive rentals, especially for small areas. The city is in the process of catching up with the other metropolises, the prices per square meter being increasingly high and the rental tension being always stronger in the districts mentioned.

Montpellier: the Mediterranean at your fingertips

It’s hard not to mention the proximity to the Mediterranean Sea, the Pyrenees and Spain when talking about Montpellier. With nearly 50% of the inhabitants who are under 30 years old and 75,000 students, the city seduces by the quality of its teaching, by its living environment, but also by its dynamism.

Ambitious urban projects are in progress to improve the life of the city and the town hall of Montpellier leads a voluntary policy in terms oftown planning : creation of new districts, installation of additional public facilities, increase in reception capacities for students… so many advantages for investing in a student housing in Montpellier, in particular for real estate of type T1 or T2.

Lille: recognized student city in the heart of Europe

At the center of major European exchanges, Lille is close to Belgium and is one hour from Paris by TGV and 2 hours from London via the Eurostar. 120,000 students (i.e. 47% of the population) benefit from this geographical location and a very varied : Lille I offers scientific courses, Lille II focuses on sports, law and health and Lille III on letters and human sciences. The city also has business schools, an IEP and engineering schools. It is therefore a place of choice to invest in a student residence furnished in LMNP. We can opt for a new studio or 2 rooms depending on the budget.

Rennes: capital of Brittany

With more than 65,000 students (nearly 30% of the total population), Rennes has found its place among the major metropolises female students of France. They are spread over 3 campuses and around fifty schools of higher education. Rennes has an ideal geographical location, close to the sea and tourist towns such as Saint-Malo or Paris, which is only 1h30 away by TGV.

Student housing in Rennes has been developing strongly in recent years, particularly in the districts of Beaulieu and Long-champs. Of course, the hyper-centre is still sought after by students looking for a studio to rent, so there are some great opportunities to invest in student accommodation in Rennes.
