In Ile-de-France, still strong demand continued to drive up rental prices in developing areas, both on the outskirts of Paris and in the outer suburbs. In Aubervilliers and Saint-Denis, two towns bordering the capital, prices rose by 3.3% and 2.88% respectively.

Catch-up in the most “affordable” cities

But it is the cities where rentals are more accessible that have experienced the strongest increases. In Yvelines, Val d’Oise, Seine-et-Marne and Val-de-Marne, the increase reached more than 5% on average. And in municipalities whose average monthly rental prices are less than €60, the increases are even closer to 6%, such as in Bonneuil-sur-Marne (€42).

On purchase, transaction prices also increased but less (between 1.71% and 4.7%), except in certain municipalities, such as Gagny, Meaux (+6%), Le Plessis-Robinson and Nanterre.

Stability in Paris

In Paris, a market more oriented towards investment, prices have stabilized on the other hand. Rental prices have fallen in eleven arrondissements (-1.34% in the 11th for example, to €115) and have not changed (or very little) in three others (17th: €169; 15th: €121 Fri: €162). On the purchase side, thirteen arrondissements were down (from -0.15% to -1.65%). However, the prices of intramural car parks are still very high: from €20,000 on average in the 13th to more than €49,300 in the 6th.
