Real estate market: Antibes in the landing phase

Calm and quiet, the real estate market in Antibes (Alpes-Maritimes) did not experience a wild surge after confinement. And if, since the start of 2023, it has not escaped the economic downturn, it has suffered it less strongly than others. “Since January, negotiations have been more important for overpriced housing and prices slightly downwards”, testifies Cédric Vandenbussche, director of Ciel Azur Immobilier. According to data from Best Agents, average prices in the city have increased by 12.60% over five years, but lost 4.5% in the last twelve months.

Bordered by Port Vauban and enclosed by the ramparts, old Antibes has everything from a postcard setting. Largely pedestrian, it is full of shops and is popular with tourists who stay there all year round. As there are many small surfaces in this district, many investors buy there to rent furnished tourist accommodation. On average, a studio or two-room apartment is negotiated between 5,500 and 7,000 euros per square meter, depending on its condition and that of the condominium.

Right next to this old heart, the city center unfolds around Place Charles-de-Gaulle, with a mix of beautifully crafted buildings from the beginning of the 20th century.e century, condominiums from the 1950s to 1970s with various standings, and residences from the 2000s near the port. “The neighborhood is heterogeneous and mainly includes main residences, prices vary depending on the presence of a balcony or a terrace”explains Julien Janser, manager of Laforêt Antibes.

On average, count from 4,500 to 8,000 euros per square meter to become an owner, but with a good address, a large terrace on the top floor and an unobstructed view, prices can still exceed 10,000 euros. On the edge of this large center, the Cap d’Antibes remains a confidential market, with few sales per year and prices running into several millions for villas with excellent appointments.

Train crossings

To the south of the city, the sandy beaches of Juan-les-Pins attract lovers of second homes and investors. During the university year, the small apartments are rented furnished to students, then to tourists in the summer. On the seafront, apartments are worth around 10,000 euros per square meter in very good condition.

Behind this first line, prices drop because the railway is very close. A two or three-room apartment to renovate can be found at around 3,500 euros per square meter in the aging buildings on rue Bricka, and 5,500 euros on average in a condominium near boulevard Poincaré, further from the train crossings.
