The French are more and more attracted to the sea, according to a study published by the notaries of France. As in the rest of France, houses are particularly popular, which causes their prices to explode.

To find a house on the coast, good luck. The notaries of France, in a point published at the end of April, underline that if the prices of real estate on the coast had already been on the rise in recent years, the year 2021 is distinguished by increases of an amplitude never before recorded over the last five years in the vast majority of the main seaside resorts in the territory.

+20% in many cities

Thus, for the market of old apartments, the increase is 8%, against 3 to 4% since 2016. As in the rest of the territory, demand for houses is exploding and prices follow, with a 16% increase (against a 4.7% increase since 2016). Thus, the price per square meter for houses has increased by more than 20% in many cities.

This is the case of Saint-Malo (+20%), La Baule (+20.8%), Saint-Pierre d’Olron (+21.9%) and La Rochelle (+22.2%). For a house in the prefecture of Charente-Maritime, the median price is now 366,500 euros, a long way off 565,000 euros expected to hope to afford a house in La Baule.

For its part, a study of Best Agents of April 29 shows that the French are not left out. Unsurprisingly, the island of R remains the most expensive on the coast with an average price of 7490euros per square meter. Conversely, Corsica is the French island where real estate is the cheapest, with an average price of 3433 euros per square meter. Bastia, for example, prices fell by 2%.

Further north, in the islands of Noirmoutier, Belle-le-en-Mer or Olron, owning a second home is more expensive than in the second largest city in France, that is to say Marseille, with a price average which reaches 3450euros per square meter, notes Meilleurs Agents. If, in some cities, we expect a slowdown in real estate prices, or even a fall, it is clear that the coast is not experiencing the crisis.
