these cities where prices plunge and those where prices rise again

In which cities are new property prices falling and which are still rising? Here is the ranking drawn up by the latest study from the site Find-un-logement-neuf.com. In six months, for example, Parisian prices have lost almost 6%, a drop of 51,500 euros for a new three-room apartment.

Is new real estate in crisis?, against a backdrop of rising interest rates for borrowing and falling reservations? On the employment side, the answer is yes when in mid-September Pascal Boulanger, the president of the Federation of Real Estate Developers (FPI), estimated that 300,000 jobs are threatened by 2025 if nothing is done to restart construction. But when we are interested in the value of goods, the barometer of the strongest price changes for new properties in France over the past six months published this Tuesday by Find-un-logement-neuf.com, specialist in new housing, delivers a more mixed conclusion. Because, yes, prices are falling, but not everywhere!

More than 320,000 euros per T3 on average

While the number of construction programs has started to rise again since mid-2023, the authors emphasize that prices fall in 98 out of 158 cities, while they were still increasing in 4 out of 5 cities a year ago on the price of a T3, the reference housing for this study. “Although consumer prices increased by 4.9% over one year at the end of September, according to INSEE, the average price of a three-room apartment decreased by -1.42% in six months. In this fall of 2023, it is therefore necessary to count on average 322,676 euros to buy a new three-room apartment in France,” write the authors.

Thus in Nice, the prices of new buildings are falling remarkably compared to the rest of the territory – 13%, at 387,100 euros per T3. Municipalities in large metropolises are also seeing their prices drop: Lormont (-10%) and Mérignac (- 8%) on the outskirts of Bordeaux are the best examples, as is Schiltigheim (- 9%) on the edge of Strasbourg. However, the ranking below also shows that the gaps between Ile-de-France and the rest of the country continue. You have to pay on average 622,600 euros for a T3 in Issy-les-Moulineaux, southwest of Paris, or 235,000 euros more than in Nice.

Less 50,000 euros in Paris

Finally, and even if the capital is not in the Top 5 for the biggest declines, in six months, Parisian prices lost almost 6%, a drop of 51,500 euros for a new three-room apartment. These properties nevertheless still sell for above 820,000 euros, on average.
