Rents for medium-term rentals have increased in one year in major European cities. A study reveals that Amsterdam occupies the first place, followed by Lisbon and Paris.

The Studapart and HousingAnywhere platforms have just unveiled a study on the amount of rent for the rental of a T2 for 3 months a yearin 23 major cities in Europe (excluding Great Britain). And the trend is up, reports Capital. The rents for two rooms would thus have increased by 19.3% in one year, in the cities studied.

An increase which can be explained by the recovery of tourism, after years marked by the Covid-19 pandemic. With an increase in demand, the market has become tighter.

Amsterdam the first place

The first place is occupied by amsterdamwhere the average rent rises 1950 euros for a furnished T2, i.e. an increase of 25.8% in one year. Amsterdam is a city that has been experiencing a housing shortage for several years, says Morgan Barlet, sales manager at HousingAnywhere.

More surprisingly, the second place is occupied by Lisbon: 1940 euros on average for a T2. Prices have skyrocketed in the Portuguese capital: +38% in one year. This causes an increase in demand which increases rents in a cyclical way, adds Morgan Barlet.

A changing market

Paris climbs on the third step of the podium. On average, you have to pay 1908 euros for a T2, i.e. an increase of 6.3% in one year. More generally, the medium-term rental market is changing, according to the specialist: From now on, executives often have the possibility of choosing their place of residence to work and the major European cities have lost attractiveness in advantage of human-sized cities, where the quality of life is better.
