Investing in real estate with less than 1000euros? This is possible with certain SCPIs. But not all. Explanations.
This is THE strong point of SCPIs. Instead of spending tens of thousands of euros to become the owner of real estate, you can expose yourself to this asset class from 150 euros. At least in theory.
Strong disparities
Because from one SCPI to another, the price of the shares can vary from simple to triple. Some SCPIs offer units less than 200 euros. This is for example the case of PFO2 (196 euros) or Patrimmo Commerce (197 euros).

Other management companies, on the contrary, sell their shares at a high price. This is particularly the case for SCPI Corum Origin, in which a share is listed 1135 eurosor even Opus Real, whose shares are exchanged 2040 euros pic.
However, appearances are sometimes deceiving. In practice, SCPIs with the cheapest units are not always the most accessible, notes Jonathan Dhiver. Because some management companies impose a minimum subscription.
This is for example the case of the SCPI Iroko Zen, whose shares are listed 200 euros each, but which fixed a higher ticket. To become an associate, you will have to pay 5000 euroswhich corresponds to the price of 25 shares.

Why add this barrier at the entrance? In some cases, management companies provide for a minimum subscription in order to comply with AMF requirements. It’s a way of protecting savers, explains Jonathan Dhiver.
This observation is especially true for so-called specialized SCPIs, because they are considered more risky than diversified SCPIs, adds the manager. By way of example, the logistics SCPI Activimmo is accessible from 6100 euros.
Same story for Altream Hotels, an investment vehicle specializing in hotel assets. The price of a share of this SCPI is fixed 1000 euros. But to become a partner, you have to invest 5000 euros minimum.
That said, specialized SCPIs are not the only ones to impose a minimum subscription on their new partners. Some diversified SCPIs also use this approach. This is particularly the case for Epargne Pierre.
The reason? The fees to create an associate’s file may exceed 100 euros. For some SCPIs, incurring these costs when savers buy only one unit is simply not not profitablesays Jonathan Dhiver.

Watch out for cash
In addition to the price of the units and the existence or not of a minimum entry ticket, the subscription methods are also a factor to be taken into account when evaluating the ease of access to an SCPI.
Some SCPIs offer to subscribe online or via a life insurance contract, to buy units on credit, to automatically reinvest your earnings or to set up scheduled payments.
All of these options, offered by certain management companies, such as Corum AM or Epsilon Capital, may seem a little gimmicky first sight. However, they play an essential role, since they make it possible to improve liquidity, emphasizes Jonathan Dhiver.
And justly. The problem when managing a real estate fund is to ensure a good level of liquidity, continues the manager. Because the SCPI may be required to constitute a reimbursement fund if it does not have enough cash.
However, to constitute this fund, the SCPI sells part of its real estate, which, on a tense market as is the case at the moment, can make it lose moneyand impact performance, warns Jonathan Dhiver.
In summary: be sure to invest in SCPIs that are accessible, but above all, that offer good liquidity. Reselling your shares will be easier. And the returns of the SCPI will be less risk.
