A few days ago, a radical decision was taken by community elected officials on the Île de Ré to regulate furnished tourist accommodation, and thus stem, or at the very least control, the Airbnb phenomenon. They explain that they were inspired by similar decisions taken in the municipalities of La Rochelle, Saint-Malo, Vannes or Sables d’Olonne. The idea? Establish a quota for tourist accommodation.
The Ile de Ré toughens its tone against furnished tourist accommodation
What if the Ile de Ré had found the right solution to regulate furnished tourist accommodation? In France, several large cities have already decided to align themselves with the legislation on seasonal rentals, which limits the number of nights to 120 per year for each accommodation. But in Charente-Maritime, we want to go even further.
From 1er June 2025, if the owner of accommodation located in the territory of one of the 10 municipalities of Île de Ré wants to rent his accommodation as “furnished tourist accommodation” on platforms such as Airbnb, Booking or Abritel, he he will have to respect several conditions.
First, the owner will have to obtain authorization for change of use, except for main residences which are rented for a limit of 120 nights per year. But above all, in a few months it will be necessary to respect the quota imposed by the municipality. What is it?

Less than 3,000 Airbnb accommodations for the entire Ile de Ré
This is undoubtedly the flagship measure decided by the community of communes of Île de Ré. Still from 1er June 2025, a ceiling of 2,781 authorized furnished tourist accommodations will be set, across the entire territory. The elected officials explain that when the quota is reached in the municipality, no other authorization for change of use can be granted.
Another measure, serving the previous one, consists of limiting the rental of furnished tourist accommodation to two accommodations per tax household or per legal entity. All this is partly possible since the island was stamped with the characteristic “ tense and touristy towns », in August 2023.
Lionel Quillet, president of the community of communes of Île de Ré, evokes a “ rebalancing between permanent and seasonal life “. The deputy vice-president for sustainable housing and housing, Peggy Luton, adds that she wants “ bring property from the rental stock back to that of the year “, to fight against the increase ” exponential » of the supply of furnished tourist accommodation, which also harms the local economy.
