The fall in the price of an office, observed in 2021 (based on 2020 data), is still there as a trend, but for reasons other than the slowdown in activity or the closure of sites, decided during the pandemic.

In 2020, the fall in electricity consumption in business had been such that it had absorbed the rise in the price of the kilowatt hour. With soaring energy prices, this scenario is coming to an end.

But the fall in the cost of the work environment per position should continue. This was revealed on Wednesday, November 30, by the “Buzzy Ratios” of the Association of Directors of the Work Environment (Arseg), namely the assessments made each year by the heads of general business services.

During and since Covid-19

At work, the square meter now costs 681 euros, and each workstation 12,481 euros on average, taking into account rent, building operating costs, equipment, employee services, etc. This represents a drop of 8%. per square meter and 10% per workstation over the past five years, and 18% and 19% respectively since 2009.

The Arseg 2022 study, conducted among 110 companies, 44% of which are in Ile-de-France, reflects the situation of 92,371 workstations and 1.8 million square meters for 115,464 employees. The majority of companies surveyed are large organizations from all sectors (commerce, transport, real estate, banks, insurance, industry, etc.) comprising from 250 to more than 2,000 workstations installed on an area of ​​at least 5,000 meters squares.

The driver of lower costs – despite rising rents and insurance – is the reorganization of work during and since Covid-19. Essentially thanks to two components: the means and the services made available to employees. Means and equipment have thus experienced their largest drop since 2017: 35% per square meter and 36% per workstation.

Digitization and telework

Why ? “Digitalization, reduction of business trips and teleworking, responds the Arseg. The volume of travel is far from returning to its pre-health crisis level, because, with the massive arrival of videoconferencing tools, the added value of travel has become a central subject in organizations concerned with reducing their costs and the footprint. carbon from their activities. » Digitization and telework also contributed, to a lesser extent, to the fall in this “means and equipment” item, through the reduction of supplies and printing.
