This is an example of a development policy that works. In ten years, the heart of the city of Albi (Tarn) has been transformed: “Before the town was classified as a UNESCO World Heritage Site in 2010, the city center was deserted. No trade. No animation. Since then, the municipality has moved upmarket and the Action Coeur de Ville scheme has helped to accelerate its dynamism.”, notes José Longo general manager of Célia Création, builder of individual houses in the area for twenty years. Food shops are flourishing in the “Unesco district” where the Sainte-Cécile cathedral sits enthroned with the appearance of a fortified castle, the largest brick cathedral in the world. Tourists flock to contemplate it (1.3 million in 2022).

+ 26.4% in the old

The mark of this rebirth of the Episcopal City can also be read on the evolution of real estate prices in recent years. According to the price index of the National Federation of Estate Agents, in three years, prices in Albi have jumped by 26.4%. For the year 2022 alone, the increase is estimated at 8.7% in the old one, and while many cities have recorded a slowdown in sales since the end of 2022, transactions in the municipality of Tarn are going well. .

And the tightening of access to mortgage loans in recent months does not seem to have broken this momentum. “Despite the problems that we may encounter on the wear rate, we are having a year as good or even better than 2021”says Céline Sirgue, director of the ERA Immobilier Cité d’Alby agency. “Albi confirms its status as a carryover market from Toulouse, because prices are lower”she adds.

According to Fnaim, the average is around 2,443 euros per square meter. Buyers come in large numbers to look for an “Albigensian” in the city center: 1930s houses, typical of the town, all in brick with Art Deco architectural notes. “The price of houses in Albi will depend on the level of work to be carried out inside. It ranges from 300,000 euros to 600,000 euros for properties in perfect condition”says Eric Dupuy, director of the local Address agency.

The left bank of the Tarn remains the preferred sector for buyers. The village district of La Maladrerie or that of Place Fernand-Pellotier, near the hospital center, are in high demand. Prices are around 2,500 euros per square meter. To find cheaper accommodation, buyers are increasingly turning to the right bank where the square meter falls more easily below 2,000 euros.
