This is the point on which many candidate tenants in large cities come up against: finding a guarantor, invaluable support in obtaining accommodation. If the parental guarantee is preferred by the tenants, not all have the possibility of benefiting from the financial support of the parents. And the situation is particularly difficult for those who are not on permanent contracts and cannot provide their future landlord with an employment contract or payslip.

Visale, the free scheme of the Action Logement group, which acts as a guarantor for workers, only covers young people between the ages of 18 and 30. Some exceptions exist for the oldest, but it is then necessary to meet specific criteria (net monthly salary of 1,500 euros maximum or promise of employment of less than three months or professional transfer of six months…). What to leave aside the profiles that do not fit in these boxes.

To remedy this state of affairs, start-ups such as Unkle, Cautioneo and Garantme have set themselves the task of vouching for tenants with atypical profiles. “ As a former lawyer, I myself struggled to rent accommodation because I was not on a permanent contract ”, says Matthieu Luneau, CEO of Unkle. “This is where the idea came from to create a simple insurance solution to allow people, regardless of their status, to access housing more easily”.

More expensive rent

These insurances payable by the tenant operate on a relatively simple principle. The candidate is covered by the company up to the risk he represents according to the level of his income. He fills out a questionnaire, downloads all of his supporting documents and obtains a guarantee agreement in less than twenty-four hours. In return, the tenant pays a monthly contribution which can range from 2.8% to 3.8% of the amount of his rent, depending on the company, depending on his income.

This type of guarantee appeals to a variety of audiences: “More than 50% of our tenants are permanent employees in urban areas, where competition between tenants is very strong. They do not have a guarantor or do not want to call on their parent, because they are in their forties. We also have 15% to 20% of autoentrepreneurs, and the rest is split between civil servants and students ”, indicates Julien Chenet, president of Cautioneo.

In the event of non-payment, the tenant is covered up to 96,000 euros. The start-up takes care of repaying the owner in the month following the declaration of unpaid debts and sets up a repayment schedule with the tenant. Mainly used in large cities, these start-ups are still little known to owners and tenants.
