Real Estate Building permit: here’s how to submit your application online


New constructions of more than 20 m² or works may be subject to a building permit before they can be carried out. Pools with foundations and even above ground pools are considered constructions.

Depending on their area, it may be mandatory to make a prior declaration to the town hall or to file a building permit. This is also the case for a garden shed, a veranda, a garage… A new measure has just simplified the filing of applications.

A dematerialized building permit

Since January 1, 2022, you can file your planning permission application online free of charge. No need to print your request in several copies and send it to the town hall by registered mail with acknowledgment of receipt or to go there to file your file.

Namely, it is always possible to send or deposit a file in paper version.

A new online help service

To do this, the Service-public.fr website offers a new online service: assistance in filing your application dedicated to professionals and individuals. After entering the requested information (site of work, description of the project, etc.), you download the automatically pre-filled form. The list of documents that you must attach to your file is detailed.

You can then send it online, with all the documents, according to the procedures defined by the town planning department of the municipality concerned (by email, directly on its website or via a dedicated tele-service).

“All municipalities must be able to receive applications for planning permission in electronic form”, underlines the Ministry of Ecological Transition.

This also concerns other requests for planning permission such as the prior declaration or the planning permit.

Another obligation for municipalities with more than 3,500 inhabitants

Municipalities with more than 3,500 inhabitants must also ensure the processing of planning permission applications in dematerialized form.
