Rental apartments are becoming rare in the mountains


Zurich (awp) – Apartments for rent have become increasingly rare in mountain communities. They are also in tourist regions than in cities like Zurich or Geneva, noted Thursday the consulting company Wüest Partner in its winter 2022 real estate monitoring.

This development is a consequence of the initiative on secondary residences and the increase in demand from inhabitants of the plain. The latter wanted to take advantage of the new opportunities offered by teleworking and link leisure and work in attractive regions. With an offer rate of 5.3%, the tourist regions find themselves for the first time since 2014 below the average for all Swiss municipalities.

The demand for condominiums has certainly decreased, but the supply has also declined and the demand therefore remains higher than the supply. The rise in prices does not change anything: according to Wüest Partner, buying an apartment remains attractive.

Family homes for sale remained a rare commodity: in the 4th quarter, there were 22,700 offers, the lowest level for the past five years. The prices of high-end homes have risen sharply, which has turned away many potential buyers.

As for retail space, optimism is in order. Demand for office space has increased, particularly in the finance and public sector sectors. We can expect an increase in demand this year.

The recovery in retail trade is also continuing, thanks in particular to the return of foreign guests. Due to structural challenges and a likely increase in market liquidity, rental prices are expected to remain under pressure.
