(Boursier.com) — The new Bauer stadium and its multi-use real estate program “Bauer Box” which accompanies its renovation in the heart of Saint-Ouen-sur-Seine is starting to take shape. The group Realities, which acts as project manager and all the partners of the project, inaugurated this Thursday, January 18, the East stand of the stadium which increases the capacity by 50% to nearly 4,800 spectators. The legendary venue of the Red Star FC football club will eventually see its capacity increased to more than 9,800 seats across four stands by the end of 2025.

Winner of the “Let’s Invent the Greater Paris 2 Metropolis” competition, this project is located a stone’s throw from the flea market and the Paris 2024 Olympic village. It will become a training site for the 2024 Olympic Games.

The start of work on the real estate complex began without delay after two years of consultations with residents, local residents, supporters, the club and local authorities, resulting in a building permit being purged without any appeal. The stakeholders unanimously approved the new configuration of the stadium, the multi-use real estate program and the decompartmentalization of the district, with a large fault crossing the Bauer Box and the creation of the largest graphic covered passage in France between two streets.

Réalités had confirmed in March 2023 the conclusion of block sales of the project with two institutional investors for a total amount of nearly 78 million euros.

Over more than 30,000 square meters, the Bauer Box will combine shops, bars and restaurants, sports and health, as well as 12,400 square meters of reversible tertiary space (offices/campuses), 12,600 square meters of accommodation with services and a large parking lot. . Biodiversity is also present in this project open to the city, through more than 10,000 square meters of green spaces on the ground and 1,700 square meters of green roofs and patios.

“The work has also progressed well on the Bauer Box side. One cannot go without the other: the expansion and modernization of the stadium are made possible by the real estate project, which could not have been born without the stadium. All of this creates a unique multi-use destination, which is integrated both into the legendary history of Red Star in Bauer and into the dynamic transformation of Saint-Ouen-sur-Seine. there that Réalités’ job as a territorial developer takes on its full meaning”, says Yoann Choin-Joubert, CEO of the Réalités group.
