Vitura: stability of the EPRA NTA at 49 euros per share in 2021


(Boursier.com) — The EPRA result of Vitura amounted to 38.7 million euros at December 31, 2021 and 39 ME on a like-for-like basis, down by 3.4 ME on a current basis. This decrease is mainly due to refinancing costs and the impact of the temporary vacancy of certain spaces.

Recurring cash flow amounted to 45.7 ME at December 31, 2021 (46.6 ME in 2020) supported by the financial strength of tenants who have paid 100% of their rents.

The IFRS net income, group share showed a marked increase and reached €36.9 million at December 31, 2021 (€16.1 million the previous year). This increase is mainly due to an increase in the value of buildings in 2021, after a decrease in 2020.

The EPRA NTA reached 824.1 ME (779.3 ME at December 31, 2020). This growth is explained by the consolidated IFRS result for the period (+35.6 ME), the distribution of the dividend (-31.8 ME) and the capital increase carried out in October 2021 (+33.4 ME). It amounted to 49 euros per share as of December 31, 2021, stable compared to 2020.

Financial situation

The group’s consolidated IFRS net debt reached €830 million as of December 31, 2021, up +62 million compared to the previous financial year. This change is mainly due to financing of €66m for the acquisition of the Office Kennedy building. A responsible refinancing operation of €525 million was also signed in November 2021, extending the maturity of the debt and strengthening the group’s financial structure. The debt ratio remains stable at 53.2%, for an average maturity of nearly 4 years, and an average interest rate of 1.6%.

Distribution of €1.25 per share

At the next General Meeting of Shareholders, to be held on May 18, 2022, Vitura will propose a distribution of 1.25 euro per share. This dividend will enable the company to pursue its continuous improvement approach by maintaining a high level of investment in its assets.
