Real estate crowdfunding: does the freezing of program launches increase the risk?

While for the past two years construction has stalled, and the launches of new programs have become scarce, are real estate crowdfunding operations more risky for individual investors? To take stock and help you make your choices, the “Big Real Estate Rendezvous” interviewed a specialist in the sector, Jérémie Benmoussa, President of Fundimmo. As a reminder, real estate crowdfunding consists of lending, via specialized platforms, to developers in order to help them launch their programs. These loans are repaid, with interest, once the operations have been financed. However, according to Jérémie Benmoussa, the market slowdown is now impacting operations in different ways: de facto, loans are becoming longer for individuals, in addition, the latter are also offered new operations which consist, not in helping to launch new programs, but to support the rehabilitation of properties already built.

For our expert, the current economic situation does not therefore pose any significant risks for investors. Our expert however recalls the precautions to be taken when embarking on such operations which, let us remember, still serve yields of 9%! Turn to a platform regulated by the AMF (the Autorité des marchés financiers), above all diversify your investments.
