Like the other coasts, Languedoc-Roussillon has experienced a sharp rise in prices in recent years: 13.2%, according to the online real estate agency Welmo. “This increase is not negligible, but the Occitan coast still presents a good buying opportunity, as prices remain much more reasonable than in Provence or on the Côte d’Azur”thinks Nicolas Gay, president of Welmo.

The real estate market in Perpignan (Pyrénées-Orientales) and in seaside resorts such as Saint-Cyprien or Canet-en-Roussillon is not experiencing any slowdown. “Activity remains very strong with the return of purchases by the Dutch, the British, and the goods at the price leave quickly”testifies Framboise Perrier, director of the agency Les Villas in Perpignan and Narbonne.

In Canet-en-Roussillon, a budget of 230,000 euros is necessary for a 40 square meter apartment on the seafront and the amount to be expected is 375,000 euros for a 104 square meter house a little further back.

In Saint-Cyprien-Plage, a two-room apartment of 33 square meters with a sea view sells for 119,000 euros. It is less expensive in the old village located further from the seafront but whose traditional brick and pebble constructions can be appreciated. To invest there, it is necessary to count between 250,000 and 300,000 euros for a house of 130 square meters with a small exterior.

The only sector of the Pyrénées-Orientales to avoid, if you have a limited budget, is the village of Collioure, to the south-west of Perpignan. Overlooking the sea and with incomparable charm, Collioure is expensive: 5,164 euros per square meter on average, according to the Meilleursagents ad and appraisal site. It costs 300,000 euros for a 52 square meter apartment in the old village with a sea view. A house with a swimming pool, but a little set back, sells for 750,000 euros. On the other hand, for a house with a view and great amenities, you have to plan for 1 million euros.

Narbonne and Languedoc: more expensive going to Montpellier

Same sustained activity in Port-Barcarès: “The city is 70% occupied by second homes, a public little affected by the rise in interest rates and there are always fewer offers than requests”, says Olivier Colcombet, managing director of the online agency Optimhome. Despite the demand, the prices are also reasonable there and stand at 2,800 euros per square meter.

Nearby, in the Aude, Port-la-Nouvelle has real estate prices of 2,236 euros per square meter and Narbonne 2,207 euros per square meter. Finally, Gruissan, a town known for its Chalets beach, is more expensive with average prices of 3,000 euros per square meter for apartments, and 3,500 euros per square meter for houses. It costs 150,000 euros for a two-room apartment of 42 square meters in very good condition and on the seafront.
